Equipment Tracker Pro: CMMS

Photograph an equipment nameplate and AI reads it for you — model number, serial number, voltage and electrical specs land in the equipment record in seconds, no typing on a ladder.

Equipment Tracker Pro is maintenance software and a pocket CMMS: asset tracking, equipment maintenance history, preventive maintenance schedules, work orders, parts inventory, and invoices your customers can pay on the spot. Organize HVAC, electrical panels, plumbing, appliances or machinery by building and location.

KEY FEATURES

• AI Nameplate Scanning — Point, shoot, and AI reads the specs. Needs an internet connection.
• AI Condition Check and Diagnostics Chat — Photograph a unit and the AI looks for visible rust, damage and wear, or talk a fault through with it. It can miss things, so treat it as a second opinion.
• Work Orders & CMMS — Repair status, priorities, logged hours, and parts used.
• Preventive Maintenance — Recurring PM intervals, each reminder set on its own, auto-logged.
• Customer Accounts on One Phone — Keep a Teams account for each customer, name each, and switch from the account bar. Free or paid accounts; no signal needed to switch between saved ones. Each account's records and photos are kept apart.
• Invoices & Payments — Bill the job from the work you logged. Show a QR code or text a link; customers pay by card, bank, PayPal, or Venmo. Card and bank payments go to your own Stripe account.
• Parts Receipts — Scan the supply-house receipt and the parts go on the customer's invoice.
• Maintenance Plans — Build a plan and your customer accepts and signs it online.
• Tenant Door Tags — Tenants scan to request service and see upcoming and recent service.
• Vendor QR Check-In — QR door signs with visit history.
• Refrigerant Leak Rate — Leak rate calculator and records (US EPA §608).
• Equipment & Asset Tracking — By building, floor, room, or roof, with photos.
• Replacement Parts — OEM part numbers, filter sizes, belt sizes, and supplier info on each profile.
• Site Inventory — Filters, belts, refrigerant, and consumables per building.
• Professional Reports — Load schedules, equipment summaries, and PM checklists.
• Peer-to-Peer Sharing — Push equipment data and inventory to another user.
• Team Workspaces & Roles — Share live building data across your whole crew, with Owner, Manager, Tech, and Viewer roles.
• Works Offline — Your records stay available with no signal. Sync and AI resume when you reconnect.
