Absolutely awful TVM calculations. Their formulas to solve for interest rate and other variables are all faulty. If you can't trust their calculations with one calculator how can you trust the others

I give 5 stars but giving 1star to get developer attention rental property calculator is missing the equity part of the investor. Most of the time monthly payment towards the bank loan will not be met by rent alone, investor contributes to the shortfall of the remaining portion. So, instead of considering the shortfall of Loan monthly payment as negative cash flow, it's better to consider that shortfall amount as the monthly deposit investment so that the return on equity is fairly reflected.
