Topos: Apartment Tracker

The headline rent is never the real number. Topos is the apartment-hunting tracker that keeps every place you're considering in one app — and does the math you'd otherwise redo in a spreadsheet at midnight.

CAPTURE EVERY PLACE IN SECONDS
• Snap photos and videos during tours, straight into the listing's folder
• Log rent, fees, deposits, contacts, and availability as you hear them
• A simple pipeline — To Call, Toured, Applied, Top Choice — so you always know what's next

SEE THE REAL COST
• True monthly cost: rent plus every recurring fee — parking, pet rent, amenity, trash, utilities, insurance
• Move-in cash: deposits and one-time fees totaled up front, first/last month included if you want
• Net-effective rent: "6 weeks free" amortized over the actual lease term, so concession tricks stop working on you

COMPARE WITH CONFIDENCE
• Side-by-side comparison of your top choices
• Availability flagged against your move-out deadline
• Your photos, notes, and numbers in one glance per building

TOPOS AI — YOUR IN-POCKET NEGOTIATOR (optional subscription)
• Scan to fill: photograph a price sheet or paste a listing and every fee lands in the right field
• Negotiator chat: a seasoned leasing negotiator that knows this building's rents, fees, and concessions — and gives you the exact words to say to the agent
• Fill from conversation: pull numbers the agent mentioned straight into the record
Tracking is free forever. Topos AI is $4.99/month, cancel anytime.

PRIVATE BY DESIGN
• Your search lives in your own iCloud — synced across your devices, readable as plain files
• No ads, no tracking, no required account
• Sign in with Apple only if you want your subscription linked across devices

Whether you're touring five places this weekend or juggling twenty listings across two cities, Topos makes the right choice obvious.
