Docket is a 1031 exchange deadline tracker for real estate investors. When you sell relinquished property in a 1031 like-kind exchange, two clocks start: 45 calendar days to identify replacement property, and 180 calendar days to close. Docket computes both deadlines from your closing date and counts down to each one, so you always know how much time is left.
Docket also applies the 1031 rule many investors miss. Your exchange must close by the earlier of the 180-day deadline or the due date, including extensions, of your federal tax return for the year of sale. For a late-year closing this can cut the window well below 180 days. Docket shows your effective closing deadline and flags when the cap applies.
