I literally could not live without this app! It is 100% the only app I use for my job. That being said I still think it is amazing! There's a few ideas I have that I feel would make it better but hey, I'm not a developer they are! Five stars all the way

App doesn't show the Tasks menu, so the app is basically useless when working on tenant/vendor/owner pages. Also, App folio started to charge tenants when they pay rent via ACH which has caused countless complaints & wasted time. Then, App folio tells the tenants that their landlord is making them pay it! I have an email directly from customer service that was a response to one of our tenant's inquiries as to why they have to pay a processing fee. App folio is tedious when it comes to accounting.

Would rather keep books on paper than use App Folio. App folio prides itself on being an accounting based property management company when in reality they don't have a clue on bookkeeping/accounting. They will tell you whatever you want to hear to get you to buy their product including stating it replaces quickbooks. To say it has been hell on the accounting side is an understatement, and I wouldn't recommend this product to anyone. The onboarding process was also a nightmare.
