Rentward: Landlord Bookkeeping

Rentward is a private, local-first record keeper for people who own one to ten rental units. It does the one thing every incumbent either paywalls or does badly: it turns a year of rent, expenses and receipt photos into a categorized, receipt-backed packet you hand to your accountant in April - with no account, no bank connection, and no monthly fee.

YOUR RECORDS, YOUR DEVICE.
- No account. No cloud. No ads. No data collection.
- Everything stays on your phone. Uninstalling deletes it all.

FREE, AND BUILT TO STAY THAT WAY.
- Unlimited properties and units. No three-unit cap, no per-unit surcharge.
- Income and expense entries with date, property, unit, payee, category and notes.
- Receipt capture is UNLIMITED - photograph a receipt and attach it to an entry. Other apps cap free receipt scans at 5 per month; Rentward never meters receipts.
- Rent roll: expected vs received per tenant or unit, with paid, partial, due and late markers.
- Manual mileage log with an editable rate. No background GPS.
- Per-property profit and loss for any date range.
- Tenants and rent reminders: each tenant's own rent, parents as payers, pre-filled rent texts with your Venmo, Cash App or Zelle details, and a rent roll that shows who's paid.
- Export always: CSV and a full JSON backup.
- Passcode lock, always free.

THE APRIL JOB (one-time unlock).
Rentward Tax Packet is a distinct, higher-value job - producing the artifact your preparer actually needs:
- Schedule E packet (PDF), per property, per tax year, mapped to the real Schedule E line categories.
- Accountant hand-off bundle: the PDF, a CSV of every line item, and the receipt images, zipped and shareable.
- Multi-year comparison per property, so you spot a missing category before filing.
- Depreciation schedule: record each asset's cost, in-service date and method; yearly amounts calculated for your preparer to confirm.
One-time purchase. Never a subscription.

HONESTY, BY DESIGN.
Rentward organizes the records you enter. It does not tell you what is deductible and it does not prepare a return - your preparer makes those determinations from the entries and receipts you hand over. The packet says so, in the document, next to every total.

Rentward is a record-keeping tool, not tax advice, not a consumer reporting agency, and not a bank. There is no tenant screening, no rent collection, no bank sync, and no lease templates.

Fixes: CSV, JSON and encrypted backups and the accountant hand-off bundle share again. Receipt photos are kept safely on your device. Camera buttons no longer sit under the navigation bar.
